Why Pelican Landing Works So Well for Second-Home Buyers
If you're considering a second home in Bonita Springs, Pelican Landing deserves a close look—not simply because of its location, but because of the variety of ways you can live here.
I'm Bobbie Belber, a Bonita Springs Realtor specializing in luxury and second homes, and Pelican Landing is one of the communities I particularly enjoy introducing to buyers who are trying to figure out where they fit in Southwest Florida.
One Community, Very Different Ways to Live
One of the things I like most about Pelican Landing is that it doesn't force buyers into one type of property or lifestyle.
You'll find condominiums that can appeal to buyers looking for a more lock-and-leave lifestyle, villas, beautiful single-family homes surrounded by mature landscaping and larger luxury residences.
Some of the single-family properties can feel remarkably private. You can drive into a neighborhood and feel as though you're arriving at your own retreat while still being close to everything Bonita Springs has to offer.
Then there's The Colony at Pelican Landing, which provides another luxury experience with high-rise residences offering impressive views, along with villas and estate-style single-family homes.
A Private Beach That's Actually Private
One amenity that immediately gets the attention of my second-home buyers is Pelican Landing's private beach park.
Residents can take the community's boat shuttle across Estero Bay to the beach park on Big Hickory Island, where beach chairs and umbrellas await.
For someone buying a Florida home because they actually want to enjoy the Southwest Florida lifestyle, that's a pretty special amenity.
And Pelican Landing isn't only about the beach.
Residents can enjoy tennis, pickleball, kayaking, sailing, fitness facilities and a variety of clubs and activities. There's even an active sailing club, biking opportunities and community entertainment.
For second-home owners, I think that's important. You're not simply buying somewhere to stay when you come to Florida. You have opportunities to become part of a community.
What About Golf?
Golf is one of the questions I hear most frequently from buyers considering Southwest Florida, and Pelican Landing offers some interesting options.
The Nest Golf Club
The Nest Golf Club is a private, member-owned golf club located within Pelican Landing, although it operates independently from the Pelican Landing Community Association.
The club features two 18-hole Tom Fazio courses—Hurricane and Gator—along with extensive practice facilities and multiple tee options designed to accommodate golfers of different ages and skill levels.
The natural surroundings are also part of The Nest experience. The club has been recognized as a Certified Audubon Cooperative Sanctuary since 2001, combining championship golf with the natural beauty and wildlife that make this part of Southwest Florida so distinctive.
One important point for home buyers: membership at The Nest is optional and is not automatically included when you purchase a home in Pelican Landing. The club also accepts members who live outside Pelican Landing.
Membership availability and waitlists can change, so if golf is important to your home search, current membership opportunities should always be verified directly with the club.
And Then There's The Colony
Buyers considering The Colony at Pelican Landing have another private golf option: The Colony Golf & Country Club.
Unlike The Nest, eligibility for The Colony Golf & Country Club is tied to property ownership within The Colony.
Membership availability may be limited, but there's another detail serious golfers should know. When purchasing a property from a seller who is already a golf member, there may be an opportunity for that seller's membership position to transfer to the buyer, subject to the club's current rules, fees and approval requirements.
That means two similar properties for sale in The Colony could potentially present very different opportunities for a buyer who considers golf membership a priority.
Bobbie's Golf Tip
If golf is on your must-have list, tell me before we start looking at homes.
In Southwest Florida, finding the right home and finding the right golf opportunity aren't always the same decision.
I want to know whether you want a private club to be an important part of your lifestyle, prefer bundled golf, want occasional access to public courses or don't care about golf at all.
That information can help us determine which communities make the most sense before we ever start looking at individual properties.
Location Matters for a Second Home
Pelican Landing's location is another reason I think it works particularly well for second-home buyers.
You're in Bonita Springs with convenient access to Southwest Florida International Airport, shopping, restaurants and beaches, while Naples is an easy drive south.
That's something I didn't fully appreciate until I experienced second-home ownership myself.
When you're flying back and forth, entertaining visiting family and friends or trying to make the most of a limited amount of time in Florida, convenience matters.
Bobbie's Take
What I like most about Pelican Landing is choice.
Not everyone coming to Southwest Florida wants the same version of Florida.
One buyer wants a condo that's relatively easy to lock up and leave. Another wants a villa. Someone else wants privacy, a pool and a beautiful single-family home surrounded by mature landscaping.
And another buyer may be looking for the luxury high-rise lifestyle available within The Colony.
Pelican Landing allows me to show buyers very different possibilities without necessarily leaving the community.
I also came to Southwest Florida much the same way many of my clients do—first as a seasonal resident and eventually as a full-time resident.
So I understand that buying a second home here involves questions that go well beyond bedrooms, bathrooms and square footage.
What about flood zones and insurance? What happens when you're away? What will the property require? How does golf work? How far are you from the airport? And most importantly, does the community actually fit the way you want to live when you're here?
Those are the conversations I believe are worth having before you buy.
Buying a Second Home in Pelican Landing?
If you're researching Pelican Landing, The Colony or other Bonita Springs communities, you don't have to figure everything out from another state.
I work with buyers who need someone here to do the legwork—previewing properties, providing video tours, attending inspections and helping navigate the practical details of purchasing a Southwest Florida home when they can't always be here themselves.
Sometimes finding the right Florida home starts with finding the right community.
